Why we build, and how.
The purpose, values, and standard behind every project we build. This is the foundation the website, the proposals, and the crew all trace back to.
Blake Lundquist and Paul Jacinto run Lundquist Built and Jacinto Built together — two names, one company — so everything below holds on both sides of the county line.
Internal reference for the team and partners — Lundquist Built and Jacinto Built.
Build it like it’s our own family’s, in the open.
Build every home the way we’d build it for our own family, and let you see it happen.
Most people brace for a remodel the way they brace for a root canal: opaque, over budget, and adversarial. We don’t believe it has to be that way. We build homes the way we’d build them for our own family, at the pace of craft, and we keep the whole project in the open so you can see what we see at every step. When the build is done, the compliment we’re after isn’t “it’s beautiful.” It’s that you’d do it again, and you send us to your neighbor.
We build across the coast, owner-led and in the open.
We build, remodel, and add on to homes, ADUs, and pools across two counties, owner-led and in the open.
We build custom homes, whole-home remodels, additions, ADUs, and pools as Lundquist Built in South Orange County and as Jacinto Built in North County San Diego — one company under two names, off one bench of trades. Both of us are on every project, planned right before a wall moves and kept transparent from the first walkthrough to the final one, so you always know exactly where it stands and what comes next.
To be the builder this coast trusts by name: the one whose work and word are impeccable, whose past clients are the whole sales team, and the standard other builders measure themselves against.
The share of projects that come from a past client or their referral. This is a reputation business. When that number holds as we grow, we’re still building the right way, one house at a time. If it slips, we’ve started chasing jobs instead of earning them.
Four pillars. Each one a behavior, not a word on a wall.
Transparency
You see what we see. A living document stays current for the life of the build: the timeline, the selections you’ve made and the ones still to come, and every payment against what’s left. No black box, no surprises.
Craft
We move at the pace of craft, not the pace of a schedule. Our standard isn’t “good enough for the timeline.” It’s what we’d build in our own house.
Owner-led
Blake and Paul run the company together and are both on every project, start to finish. Seth and Tyler run the day to day on site, and you meet them too. Nobody hands you to a project manager you have never met.
Reputation
Our work and our word are the whole business. We’d rather be a week late than cut a corner we’d have to answer for later.
The standard on the jobsite.
The behaviors that run the build. Read them and you know how we act.
- 01Build it like it’s our own family’s.
The standard isn’t the timeline. It’s the house we’d want to live in.
- 02Keep the project in the open.
A single living document stays current for the whole build: timeline, selections, and payments to date. No surprise change you hear about after it’s built.
- 03Both of us on the job.
Blake and Paul are on every project, first plans to final walkthrough, and both pick up the phone. You deal with the people responsible, not a handoff.
- 04Straight answers, including the hard ones.
We tell you what a change costs and what it means before we do it, not after. If something’s a bad idea, we say so.
- 05Plan it right so it builds right.
Geologist, draftsman, engineer, permits, HOA — handled up front, before a wall moves, so the build doesn’t stall.
- 06Earn the next project.
Most of our work comes from a past client or their neighbor. We build every job like the referral it becomes.
Most people walk into a remodel braced for the worst. The budget that only moves one direction. The crew that disappears for a week. The change order you find out about after it’s already built. The feeling that you’re on the outside of your own house.
It doesn’t have to be that way.
A home isn’t a transaction. It’s where your kids grow up, where the holidays happen, the place you’ll stand in twenty years from now and be glad you did right. You can’t rush that, and you shouldn’t have to guess your way through it.
So we don’t build that way. We build every project the way we’d build it for our own family, at the pace of craft, not the pace of a schedule. We plan it right before we move a wall. We keep the whole thing in the open, so you see what we see at every step and always know exactly where it stands. And we tell you the truth, including the parts that are harder to say.
When it’s done, we’re not after “it’s beautiful.” We’re after the call to your neighbor. The best compliment in this trade is a referral, and it’s the only marketing we want.
We’re building a name, one house at a time. Our work and our word are the whole business.
Lundquist Built. Homes, remodels, ADUs, and pools, built like they’re our own.
A home built the way we’d build our own, with the whole project in the open and the truth told the whole way. If we wouldn’t do it in our own house, we won’t do it in yours.
For homeowners along the coast who want a remodel or custom build done at a high standard without the dread and the black box, Lundquist Built is the owner-led residential builder that keeps the entire project transparent and builds at the pace of craft, because it is run hands-on by two partners who are both on every job and whose whole business is their reputation, unlike volume builders who hand you to a project manager you never meet and disappear behind a change order.
- Target: South Orange County homeowners investing in a remodel, addition, custom home, ADU, or pool who care about how it’s done, not just what it costs.
- Category: Owner-led custom residential builder.
- Differentiator: The whole project stays transparent and both partners run it hands-on, at the pace of craft — across two counties, off one bench of trades.
- Reason to believe: A licensed GC (CSLB License #1155885 (B — General Building)), two partners on every job, a living-document workflow clients can see any time, and a business that runs on referrals.
- Unlike: Volume builders and GCs who hand you to a PM, run to the schedule instead of the standard, and surface change orders after the fact.
The status quo that gives the manifesto its teeth.
The black box
Opaque budgets, hidden change orders, and a client left guessing where their own project stands.
The disappearing crew
Handed to a project manager you never meet, a jobsite that goes quiet for a week, nobody who picks up the phone.
The schedule over the standard
“Good enough for the timeline” instead of good enough to put your name on.
The adversarial job
Contractor versus homeowner, where every question feels like a fight, instead of one team building one house.
How it started.
Paul has been building and remodeling homes since 2011 — first on his own rental and flip portfolio, then for the clients he was representing as a real estate agent — and became one of the most sought-after builders in North County San Diego. The bench of small shops and local artisans we still build with is his, fifteen years of paying good crews fairly and on time.
Blake spent five years running residential construction operations at California Pools across South and North Orange County, managing the construction of more than two hundred pools, before earning his own contractor’s license and starting Lundquist Built. What he actually learned there was general contracting itself — permits, sequencing, trade relationships and cost — because the company self-performed nothing.
Both of us had seen how the trade usually treats people: opaque, rushed, and adversarial. So we run the two companies as one and build the other way at both ends of the coast — Lundquist Built in South Orange County, Jacinto Built in North County San Diego, one bench of trades, both of us on every project. Nothing about the standard changes when the sign does. The whole business is the reputation, one house at a time.
