Construction shouldn’t be opaque. Our cost-plus model means clients pay exact project costs plus a transparent 20% margin — every cost gets multiplied by 1.25 to determine your price. You see what we see, including contractor pricing on subcontractors and materials.

Every project cost — labor, materials, subcontractors, permits, dumpsters, equipment rentals — flows through at exact invoiced amounts. Our 20% margin sits on top of the total, transparently. The single multiplier of 1.25× is what you pay for every dollar of cost the project consumes.
No fixed-price contingency padding. No “industry standard” percentages buried in vague allowances. No surprise change orders manufactured to recover budget creep. If the project comes in under our estimate, you pay less — the 1.25× is applied to actual cost, not estimated cost.
From first conversation to one-year warranty.
Conversation
We start with a no-cost conversation about the project — what you’re trying to build, where you are in design, what your timeline looks like. If it’s a fit on both sides, we move to a walkthrough.
Walkthrough + rough numbers
We walk the site (or review the plans) and provide a rough order-of-magnitude budget so you know whether the project as imagined is in the right financial neighborhood. No formal estimate fee, no deposit, no commitment.
Subcontractor pricing + line-item bid
If the rough numbers work, we put the project out to our trusted subcontractor network for real pricing and assemble a line-item bid. This becomes the basis of the cost-plus contract — you see exactly what each trade will cost.
Contract
Cost-plus contract with full BPC §7159 disclosures, itemized scope, payment schedule keyed to milestones, and a documented change-order procedure. Reviewed by both sides before signature.
Build
We move at the pace of craft. Daily on-site presence, weekly client updates, monthly invoicing against actual invoiced costs from subs and suppliers. You see every receipt that flows into your project.
Walkthrough + warranty
Final walkthrough, punch list, and a one-year workmanship warranty on everything we built. Manufacturer warranties pass through on materials and equipment.
